Waypoint’s full service home inspection includes the structural elements of the house and its major systems, including the condition of the home’s structure (exterior wall and foundation), the roofing system (interior and exterior), the electrical system, the heating & cooling systems and the plumbing system.
Most information on your report will be maintenance recommendations, life expectancies and minor imperfections (cosmetic items.) These are nice to know about.

However, the issues that really matter may fall into four categories:

1. Major defects. An example of this would be a structural failure or an active roof leak.
2. Things that lead to major defects. A small roof-flashing leak, for example. This small item can lead to a major leak and significant moisture damage, affecting the condition of the home and the health of its occupants.
3. Things that may hinder your ability to finance, legally occupy or insure the home. Outdated electrical fuses for example or the presence of single strand aluminum wiring.
4. Safety hazards, such as an exposed, live buss bar at the electric panel or unsecured wiring.

Anything in these categories will be specifically addressed and discussed with you during your home inspection by one of our home inspectors. Often a serious problem can be corrected inexpensively to protect both life and property.
