New Construction Home Inspections

More and more Tampa area homebuyers are concerned about the quality of their new home’s construction, creating a demand for construction consultants.  Consultants help insure each home meets local building standards and that the home is of acceptable quality to their client. Their attentiveness during the construction process can also assist the builder in identifying and correcting issues ‘real time;’ thus, preventing post-occupancy problems and repairs for the homeowner.

There are many levels of new construction home inspections available to our clients. A minimal new construction home inspection may include one visit to the site, usually after the rough framing, electrical, plumbing and HVAC have been installed. A narrative report would be created after the inspection to document the inspector’s findings.

Most clients desire more than the minimal new construction home inspection. A ‘supplemental’ home inspection is in addition to the required municipal inspections, and it is not a code compliance or compliance with the blueprints/plans inspection. These inspections are completed for the builder. A ‘supplemental’ inspection is performed by a qualified home inspector in stages (usually four) for you, the buyer. A new construction home inspection report is created after each home inspection to document the findings. The stages normally are:

1. Foundation/Grounds, Pre-block Construction.  This inspection will consist of a site inspection to include evaluating the rough grading, checking for vegetation/debris that may impact structure and inspecting the preparation for the foundation structure. An inspection of this scope normally takes 2-3 hours to complete. A narrative report would be available within twenty-four hours.
   
2. Rough framing, electrical, plumbing and HVAC. This would basically be a detailed inspection of the property prior to drywall installation. An inspection of this scope can take up to six hours to complete. A narrative report of the home inspection would be available within twenty-four hours. 
     
3. Building wrap prior to siding or stucco. This would basically be a detailed inspection of property after drywall installation to include exterior inspection of grounds, interior features and locations. An inspection of this scope can take up to three hours to complete. A narrative report of the home inspection would be available within twenty-four hours.
    
4. Final inspection, including the roofing system. This is usually performed at or prior to the final walkthrough and is similar to a full service residential home inspection to include structure, roof, HVAC, plumbing and electrical. An inspection of this scope can take up to four hours to complete. A full residential home inspection report would be available within twenty-four hours.

In addition to the stage visits and subsequent reports, several additional visits may occur as called for by the client and/or inspector. Each agreement between the client and their home inspector is customized to meet the needs of the buyer.
